




NJIT would own the land on which the Greek Village sat. The land would be leased to a third party – likely a developer – who would build the Greek Village townhouses. The developer, along with NJIT and the Housing Corp., would be responsible for maintaining the overall physical integrity and functioning of the Greek Village.
Each house is then leased by the developer to a fraternity or sorority alumni corporation, which then sub-leases to the occupants. The alumni corporation and the residents are responsible for interior common area furnishings.
Each student sub-lessee will be required to sign a formal ease agreement and be personally responsible for damage to the house above and beyond normal wear and tear.
